Establishment & PRE Concept
This stage is critical in establishing the foundations for the project. We explore preliminary block planning and massing, working within the parameters of Council controls to assess feasibility of proposed works. We prepare a set of existing drawings and 3d model which are used throughout subsequent project stages.
Exterior Concept
In this stage, we begin to develop the exterior aesthetic language further, incorporating preliminary material concepts whilst developing the spatial arrangement in a more resolved form. We recommend engaging a Quantity Surveyor at the conclusion of this stage to provide a cost plan which sets budget expectations moving forward.
INTERIOR CONCEPT
(Often deferred until receipt of Council consent). We further develop the consented development in terms of internal planning and interior design. We develop 3d visualisations of key areas in reference to interior ‘look and feel’ imagery, along with preliminary exploration of materials.
council approval
Following Stage 02A, we procure and coordinate with a team of specialist sub-consultants to prepare a set of Development Application drawings. We collate the sub-consultants’ reports and drawings for a single submission to Council.
DESIGN DEVELOPMENT
Once the interior concept is approved, we progress to the Design Development stage, which is when we source and specify products in line with the approved concept. We further develop 3d visualisations of key spaces and resolve base building structure and junctions.
PRICING DOCUMENTATION
This stage is less consultative, as the majority of decisions will have been finalised prior to commencing the documentation stage. We prepare a thorough documentation set at a level suitable for pricing. We manage the tender process and respond to Requests For Information (RFIs) as required.
CONSTRUCTION CERTIFICATE
We liaise with the sub-consultant team to prepare a package for submission to the appointed Principal Certifying Authority (PCA). The outcome of this stage is to obtain a Construction Certificate (CC), which allows construction to commence on site.
CONSTRUCTION
This is the phase where the final design resolution is reached and the balance of decisions are made. We remain available during this stage to respond to Contractor RFIs during construction, as well as attend site meetings on a regular basis. We update drawings as required for construction, review samples, prototypes and shop drawings. We also facilitate the procurement of any cilent supply items and assist with processing client assessment of contractor claims as required.
